INCLUSIONS:
Hot water, fridge, stove, dishwasher, microwave, washer,
dryer, window coverings, light fixtures, sofa, smart TV
with table and wall stand, Nespresso coffee machine,
drawer, coffee table, chairs, rugs, printer, art work,
complete kitchen accessories, iron, bed and accessories,
bathroom supplies and mirror.
$200 fee for moving and reserving the elevator, to be paid
by the tenant. Must be reserved in advance, as only one
move at a time is permitted. The fees are payable in cash
at the administration office (11th floor) before arrival.
RENTAL CONDITIONS:
- No pets.
- No smoking of any kind inside the premises (including
cigarettes, vaping or cannabis). No Illegal drugs.
- Minimum 12 month lease.
- References, credit check and letter of employment
required to the lessor's satisfaction.
- Instalment for first months rent payable to the Lessor
upon signing the lease.
- Prior to obtaining the keys, the Lessee must provide
proof of 2 million liability insurance, transfer of
electricity, and e-transfer first month's rent to the
lessor.
- The Lessee shall transfer the monthly rent on or before
the first of every month by e-transfer to the Lessor.
- Sublets and lease transfers must be approved by the
lessor.
- No room rentals or short-term subletting (such as AirBnB).
The following fines will apply for short term rentals:
First offense: 2000$
Second offense: 3000$
Third offense: 4000$

The lessor's broker informs the lessee who is not
represented by a broker that he represents the lessor and
defends his interests. We recommend that the lessee be
represented by the broker of his choice, and that the
lessee's broker is present at all visits to the property.
If the lessee chooses not to be represented, the lessor's
broker advises that he will give the lessee fair treatment,
which is to provide objective information on all the facts
relevant to the transaction as well as the rights and
obligations of all parties to the transaction.
